Phase 1 at Lansdowne

In the first phase of the Lansdowne Master Plan redevelopment, Vanprop — in partnership with Bosa Properties — will begin to revitalize a piece of Richmond’s history and establish a vibrant new city centre for the community.

The Phase 1 project, located at the north-east corner of the site [Alderbridge Way & Kwantlen Street], will benefit the community through the creation of housing — that will include affordable housing — green space and commercial. The vision for Phase 1 is to energize the existing Lansdowne Centre Mall and unlock the potential of a retail-centric site with increased pedestrian pathways connecting Lansdowne SkyTrain Station, the Lansdowne Sales Gallery, and ultimately the newly developed Phase 1 homes - all of which will attract and support the community.

For Phase 1, Vanprop and Bosa Properties are proposing to deliver three residential parcels: two condominium buildings and one low-rise purpose-built building structure. In total, Phase 1 will provide an estimated 1,135 new residential units.

Both the condominium and rental buildings are being built to offer a range of housing — from homes made up of a single occupant to units that offer two and three bedrooms for families. In the rental, 40% of the homes are geared to families.

Lansdowne Centre will remain fully open throughout this phase of development. Close to 50 acres of non-permeable paving and roofing will ultimately be replaced with a low carbon, tree-lined, mixed used complete community at the completion of the Master Plan.

Retail will remain a core offering of the evolving community, with the existing Lansdowne Centre continuing to serve and support the retail needs of the community through the completion of Phase 1. Future phases will see the existing centre replaced by approximately 700,000 square feet of new retail, food and beverage, and commercial amenities — designed as an experiential, outdoor lifestyle centre.

The Phase 1 rezoning application received First Reading approval in February 2024 and received Second and Third Reading in March 2024. The next milestone will be Council consideration for Fourth Reading and Final Adoption, anticipated in 2027.
