Phase 1 at Lansdowne

In the first phase of the Lansdowne Master Plan redevelopment, Vanprop — in partnership with Bosa Properties — will begin to revitalize a piece of Richmond’s history and establish a vibrant new city centre for the community.

The application for Phase 1 is anticipated to be presented at the City of Richmond Rezoning Planning Committee in early 2024. The Phase 1 parcel, located at the north-east corner of the site [Alderbridge Way & Kwantlen Street], will benefit the community through the creation of housing — that will include affordable housing — green space and commercial.

For Phase 1, Vanprop and Bosa Properties will deliver:

  • 1,041 homes within three buildings:

    • Two 13 & 14-storey condominium buildings

    • One 6-storey purpose-built rental that will include 151 market rental homes and 141 low-end market rental (LEMR) homes in partnership with S.U.C.C.E.S.S.

  • +7,000 sq. ft. of commercial space

Lansdowne Centre will remain fully open throughout this phase of development. Close to 50 acres of non-permeable paving and roofing will ultimately be replaced with a low carbon, tree-lined, mixed used complete community at the completion of the Master Plan.

Retail will remain a core offering of the evolving community, with the existing Lansdowne Centre continuing to serve and support the retail needs of the community through the completion of Phase 1. Future phases will see the existing centre replaced by over 600,000 SF of new retail, food and beverage, and commercial amenities — designed as an experiential, outdoor lifestyle centre.

A rezoning submission for Phase 1 was submitted in February 2023. Public engagement with various community stakeholders is currently underway as we anticipate Planning Committee in early 2024, with Public Hearing following shortly after. Under this timeline and with Council’s approval, final adoption is likely to occur in late 2024.
