Park plan approved for Lansdowne

Vanprop expects the first phase of residential development to be approved in early 2026.

A plan for parks at Lansdowne Shopping Centre has been approved by Richmond city council.

While the redevelopment of the 50-acre shopping mall site – which will include about 4,000 homes when fully built out – has yet to begin, city council approved a plan for greenspaces that will be developed through various phases of development.

The largest park, currently being called “Centre Park,” will include a large lawn for recreation and socialization, a destination playground, sports courts, a public washroom and an off-leash dog area.

A “civic plaza” near the Canada Line Station will include a plaza for programming and events.

A “neighbourhood plaza” will include garden areas, trees and a smaller playground.

The plan also includes a linear park along Lansdowne Road, which will be part of a corridor that extends from the Richmond Olympic Oval to the Garden City Lands.

The first part of the linear park along Lansdowne Road will be developed during the first phase, while the civic plaza will be built in phase two and Centre Park, in phase three.

The second part of the linear park – from No. 3 Road to Hazelbridge Way – will be constructed in phase five.

First Lansdowne homes expected in 2030

The Lansdowne redevelopment is being done in seven phases, and, so far, the first phase, at the northeast corner, has been given first and second reading by Richmond city council.

City council approved the first phase in March 2024, and it’s expected to be back in front of council for final approval in early 2026, according to Vanprop, which owns the Lansdowne site.

The first phase of homes is expected to be ready in 2030 and will include condos ranging from studios to three-bedroom units. It will also include rental apartments, both market and affordable rentals.

Vanprop is developing the first phase of the property in partnership with Bosa Properties.

The mall will remain operational during the first phase of construction.
